مدیر تعمیر و نگهداری | Maintenance Manager

• مدرک کارشناسی یا کارشناسی ارشد در رشته‌های مهندسی مکانیک یا سایر رشته‌های مرتبط.
• حداقل پنج سال سابقۀ مدیریتی در حوزه مرتبط.
• توانایی آموزش نگهداری و تعمیرات PM.
• آشنایی با نظام آراستگی 5S.
• آشنایی با گزارش‌نویسی.
• مسلط به اکسل جهت گزارش‌دهی.

• تلاش در جهت تحقق خط‌مشی و اهداف تعیین‌شده.
• پیشنهاد راهکارهای بهبود به مدیرت عامل جهت اثربخشی سیستم مدیریتی.
• تعیین اهداف مرتبط با نگهداری و تعمیرات.
• نظارت بر فعالیت‌های تعمیرکاران و انجام فعالیت‌های نگهداری و تعمیرات.
• شناسایی، ارزیابی اولیه و انتخاب تأمین‌کننده قطعات یدکی و ماشین‌آلات.
• پیگیری عقد قرارداد با تأمین‌کنندگان قطعات یدکی و ماشین‌آلات.
• ارزیابی عملکرد تأمین‌کنندگان قطعات یدکی و ماشین‌آلات.
• نظارت بر تدوین مستندات نگهداری و تعمیرات شامل کُدگذاری تجهیزات،روش اجرایی، دستورالعمل و فرم‌های نگهداری و تعمیرات.
• نظارت و کنترل بر فعالیت‌های لوله‌کشی ساختمان‌ها، تعمیر وسایل تأسیساتی و تهیه طرحهای نوسازی ساختمان‌ها.
• نظارت بر تدوین دستورالعمل‌های فنی در ارتباط با موارد مختلف تأسیساتی.
• بررسی درخواست‌های تعمیرات اتفاقی و اولویت‌بندی آن‌ها جهت اقدام تعمیراتی.
• تدوین برنامه سرویس و نگهداری تعمیراتی ماشین‌آلات و تجهیزات.
• نظارت بر اجرای سیستم نگهداری و تعمیرات پیشگیرانه.
• ارتباط با سایر واحدهای در خصوص درخصوص درخواست‌های تعمیراتی دریافتی واجرای برنامه نگهداری و تعمیراتی.
• پایش و اندازه‌گیری فرآیند نگهداری و تعمیرات از طریق شاخص‌های تعیین‌شده.
• به‌روزآوری لیست تأمین‌کنندگان نگهداری و تعمیرات.
• ارائه گزارش‌های نگهداری و تعمیرات به‌صورت منظم به مدیریت عامل.
• شناسایی برنامه آموزشی موردنیاز کارکنان.
• بررسی وضعیت تحقق اهداف و برنامه‌های مرتبط با واحد به‌صورت مستمر از طریق گزارش‌های دریافتی.
• شناسایی ریسک‌ها و فرصت‌های مرتبط با فرآیند نگهداری و تعمیرات و تلاش در جهت کنترل آن‌ها.
• پیگیری انجام اقدام اصلاحی یا پیشگیرانه به‌منظور حذف عدم انطباق بالفعل یا بالقوه.

Education: minimum mechanical expert/engineering fields
Work experience: at least 5 years
Ability to teach PM maintenance and repairs
Comprehensive efficient maintenance and repair management TPM
Familiar with 5S grooming system
Management cost in maintenance and repairs
building maintenance and repairs
familiarity with reporting
maintenance and repairs based on reliability
mastering Excel for reporting

Efforts to realize the policy and set goals
Proposing improvement solutions to the CEO for the effectiveness of the management system
Determining goals related to maintenance and repairs
Supervising the activities of repairmen and carrying out maintenance and repairs
Identification, initial evaluation and selection of suppliers of spare parts and machines
Following up contracts with suppliers of spare parts and machines
Evaluating the performance of suppliers of spare parts and machines
Supervising the compilation of maintenance and repair documents Including coding of equipment, implementation method, instructions and forms for maintenance and repairs
Supervision and control over plumbing activities of buildings, repair of facilities and preparation of renovation plans for buildings
Supervision of drafting technical instructions in connection with various cases facilities
checking requests for incidental repairs and prioritizing them for repair actions
compiling service and maintenance programs for machinery and equipment Especially regarding the maintenance requests received and the implementation of the maintenance and repair program
Monitoring and measuring the maintenance and repair process through the determined indicators.
Updating the list of maintenance and repair suppliers.
Presenting maintenance and repair reports To the executive management on a regular basis
Identifying the training program needed by the employees.
Checking the status of achieving the goals and plans related to the unit continuously through the received reports.
Identifying the risks and opportunities related to the maintenance process. and repairs and efforts to control them
